ROI (Return on Investment) = Net Annual Cash Flow ÷ Total Initial Investment.
Example: If total initial investment is ₹ 50,00,000 and Year‑1 net cash flow is ₹ 2,50,000, then ROI for Year‑1 is 2,50,000 ÷ 50,00,000 = 5%.
Here, Net Annual Cash Flow is estimated as NOI (gross income minus vacancy loss and operating expenses). Financing, taxes, and resale are excluded in this version.
- Other income is monthly and escalates at the same annual rate as rent.
- Operating expenses are annual and escalate by their individual inflation rates.
- No loan/financing flows are modelled; cash flow equals NOI.
